I have a line on 34 acres with a 1 acre pond and 1/2 acre pond. Lots of wood and cleared land for growing. At ~$400k it’s a bargain but too much land for just me and my wife alone. Would like to do something like this parcel with a group of like-minded Christian people who would share the purchase price and begin the homestead process.

Any thoughts on this? Is this even a viable way to start a survivor community away from metropolitan centers? Assuming of course the purchase details could be worked out legally

We are looking for a group or people wanting to get a survival spot to go to or live at now because we believe the time is now to get this going.

We live right next to Lake Powell where there is a great water source and fishing for survival. We sure hope there are people interested in this area. We have been preparing for this for awhile now but we don’t want to face all of this alone.

“WE” are looking for people that require “open space” as in RAW LAND to live, work, and build on. The number of persons is limited  that WE could take in, in order to save the natural resources there. It is a parcel of some 160 acres, and has a lot of natural resources and amenities. The price is based on the actual number we can bring to the table, so to speak. So far we have 2 maybe 3. IF we can get 4 people (with/without) families, the financing would be more ameniable to all concerned. This is NEWLY found, private seller, land. It is NOT listed anywhere, and a deal has already beeen made with the OWNER, without further investors. Costs are NOT cheap by any means. If we can find a 4th, the costs would be thus: $200.00 a month, and you’d be owner of 1/4 of the whole land. That’s 40 acres. And you’ll get it, for $32,000.00 total costs.

The taxes as they are currently ( and going down in 2011) are now $700 a year on the entire 160 acres of land. I currently pay some $152.00 a year for my 4,5 acres alone. A quarter of that cost would be $175.00 a year for 40 acres.

There are the initial downpayments, which would be: $1,250 plus closing fees of : $375.00  (as is required by law for the title insurance and so forth) Per the 4th person. Otherwise, it is more due to the lesser of individuals buying.

The first payment ( due on the 1st of SEPTEMBER 2010) would be : $1,625.00 per investor. There are 3 major payments due on the middle of  March for the next 3 years of: $1,250 per investor.

Or, IF we could come up with the 20% down, those fees would be waived. That would be a whopping $25,600. ( $128,000.00)

As I said before, it is NOT cheap, and nothing good ever is!

This way “WE” can buy 160 acres of unspoiled, untouched lands, for a mere $5,000.00 down and 3 more payments of $5,000.00 over the next 3 years.

The payments are as follows right now: $5,000.00 down, and $800.00 a month. That would be split equally in 4 separate ways. The primary goal is to secure this land, buy it as soon as can be done, and get people living up there.

Now the “finer points”: The land comes with 2 self contained travel trailers, ( on site as I write this) and a caterpillar bulldozer (operable and in storage today). The cost of that dozer alone would set most of us back in our chairs!

There are an abundance of wildlife, and there’s a reason for it! Water! Natural streams. And there are wild berries, ( blackberries, and even grapes) grow there today. There are wooded areas for timber, and level areas for planting. The land is a mixture of high desert and what you’d see in a pituresque travel brochure for UTAH and the park areas. It has mountains, rolling hills, and rock formations out of this world. Some appear to be just like those in Mt. Zion Nat’l Park, and in the badlands seen in New Mexico.

Scenic, well preserved, unspoiled and full of all kinds of wildlife and 5, ( that we know of thus far), types of trees. Photos can be sent upon request, and I guarantee you, this is as good as it gets. The total price is: $128,000.00 cash, and few I know would dare to try to cover that this day and age. The final payoff would be in 11 years and 3 months. BUT consider this for a moment: where you can buy that amountof acreage and at that price? It works out to a mere:     $800.00 an acre. This land has NOT been touched before, no roads even exist, outside of the primary one started by the owner some years back.

No, it isn’t for everyone and it most certainly has it’s costs. It ain’t FREE by any means! I do not own the land and I am not the primary contact for it. I am just looking for one or 2 more people that may be interested and have the ability to join with US in this purchase. It is  in the high country and has a change of seasons for sure. It is very fertile and conducive to planting of most crops.  It has alreay been surveyed before the “owner” bought it some years back. It is located in Mohave County, in the northwestern part of Arizona. Some 20 acres has already been set-aside for crops and gardening purposes. Goats, sheep and cattle, would do quite well in the area, with all the wild grasses there. There is even a HUGE “open” cave, taken over by some honey bees, and the combs are about 3 to 4 feet long, hanging  from the sides of the cave. There are LARGE Antelope, Elk, Deer, and  cottontail rabbits in the areas.

Just consider it, as opposed to another “barren” piece of desert landscape, with NO water and NO real trees to use for much of anything. I should know, I bought 4.5 acres of desert dirt that has nothing of any appeal to it at all, and I Paid: $2,000.00 an acre for that “garbage”! I got “shafted” on my first purchase of land by a shady and sleazy real estate agent. I don’t sell land, but I know a good thing when I see it. ( I’m dumping mine and taking nearly a $5,600 hit in the pocket for it!)

This is pristine and WE contemplate on being up there no later than the midst of September and setting up. We plan on accomodating 24-30 people, and that is all. As it now stands, there are a number already involved, families and singles.

Due and owing to OPSEC, only certain information will be released to the general public. Once we can confirm you as a potential investor/land owner, you’ll be considered and given more inside information.

Anyone serious, and interested in becoming a full “partner”, that can “afford” to do this, please contact me…And  in turn I will relay the information to the lady that has the deal going.

Hi!  We’re looking for other like-minded, christian preppers in the Central Arizona area to share ideas, skills, etc.  A very small group is forming and so far so good. We have a few skills sets already and some of us are going to school now to learn even more but we can never have too many!

FYI for those who are thinking of relocating, we already have land and water covered and have noticed that other homes in the area, all with land and wells, are becoming available due to the real estate market collapsing. It may not be the most ideal location (it is the desert after all) but it fits both our needs and especially our budgets. We can’t hold off any longer so off we go!

We would love to meet up with anyone who is interested but I must warn you……some of the people we have met with before (not on this blog thank goodness) have turned out to be absolute nightmares! Some did not want to learn skills or even begin storage plan.  One couple ( in there late 20′s) was actually looking for someone to take care of them so that they didn’t have to do anything. Another couple wanted to know where we lived, what we had, how much we had, etc…… FYI when the hair on your neck stands up, PAY ATTENTION! We never did give them any info but it turns out they were looking for an easy score to steal and sell off, especially guns and ammo. NEVER GIVE OUT YOUR PHONE NUMBER, ADDRESS, ETC until you have met with new people a few times and at a neutral location!

Anyway, we are actively looking for others like us who are ready and willing to give it their all too. Time is running short and this isn’t something that can be pulled together over night.

I have just returned from an extended stay up north to do some moving and relocating of our equipment and supplies there. I went up on May the 5th, returning on the 11th of May, then I went back again on the 28th of May thru June the 9th. I would have stayed longer but, I had an accident while moving a large trailer and fractured my radius bone in my left arm. ( A word to the wise here folks: there are NO medical facilities within less than a hours+ drive, to the south or the east) I had to fashion a sling and complete my work with a broken arm and that was from June 1st thru June 9th, ( 8 days), when I returned to Phoenix. I managed to see a doctor on the afternoon of the 10th, and my suspicions were confirmed. No pain meds, no medical facilities, and no pain killers…( you have to be prepared for these things, when and if they happen!)
So, we have relocated our site some 4 1/2 miles further to the north and east as we attempt to resolve a property issue we suddenly discovered on May the 11th. The land we were told which we had purchased and had set up on for 14 months, was in fact NOT the correct lands. (A land survey was really done this time around!) They belong to 2 different owners. I am in contact with them and we are negotiating the purchase of those 2 ,and perhaps, even a 3rd piece of adjoining property. In the meantime, we have acquired a much smaller piece of land, where we are now setting. This was done in as little as a week.
We do have land which we DID actually buy, and it is NOT at all close to where it was told and shown to us. In fact it’s on the eastern slope of a mountainside, and has a great view and fairly decent surrounding lands…the trouble is, you have to own a 4 wheel drive, a helicopter, or, be a mountain goat to get up to it.
It is 400 feet higher in elevation, nearly solid rock, and 1 road in and out, that sets at a 30 degree angle and is tantamount to an olympic freestyle ski jump ramp!!! Seriously bad.
When it snows, it is impossible to negotiate…the same for the rains, as it becomes a mud bog.
We are working to resolve the issue as quickly as can be done, via legal channels ( lawsuits).
IF you buy land ANYWHERE….have it surveyed, regardless of the costs to do so! IF they want $600.00. pay it! My advice is: IF you don’t, you may end up in court being sued for trespassing and destruction of someone’s elses property ( trees!) If you put in fencing and it’s NOT your land, you will have to LEAVE it, as it NOW becomes the OWNER’S property, NOT yours anymore!
Trust NO ONE! Ask a LOT of Questions, get ANSWERS, and do not get blown off by some slick real estate agent selling you land he/she does not own/represent!
The costs in time and relocating are bad enough, the court fees to sue and get the mess straightened out, is astronomical!

I have responded to a few folks asking me about why it seems so difficult to establish a Preparedness-based community.

Well, there is no simple one-size-fits-all answer.  I can only share my experiences thus far after visiting Intentional Communities and talking with people who have their groups in place and working at making it secure.

The truly successful preparedness based communities don’t like to let too many people know how well they are doing so I will mention no names or places (out of respect for their privacy).  The one definite thing I learned is that a core group of people (best number seems to be 5 to 7), all share the following:

  1. Each one understands the profound need of the moments upon us becoming increasingly chaotic, very quickly
  2. Each person agrees that certain aspects of human behavior goes into two (2) categories; asset or liability
  3. The core group agrees what human behaviors, resources and location of the property constitutes a liability or an asset
  4. The CG deals with problematic situations by consensus
  5. The CG has invested not only funds but sweat equity and other resources to the property where they will live
  6. The CG develops a clear, concise plan of how to proceed, when, where and with whom.
  7. The CG agrees that others entering into the community cannot be parasites, users, squatters, and complainers or lazy, criminals, drunkards, illegal drug dependent, thieves, violent or paranoid.
  8. The CG works at developing alliances with other nearby Prep Communities
  9. The CG works at attracting people with the diverse skills, ages, backgrounds, funds and resources that will be needed to maintain a healthy community
  10. The CG leads by example and maintains a low-key profile in the surrounding mainstream communities.
  11. The CG is focused committed and have already made sizable sacrifices to establish Preparedness based community.

My husband and I recently visited a good man and his small family to discuss what they are attempting to do.  It was a great visit even though the land cannot be accessed due to rain and snow.  We shared with them what we have experienced so far concerning the PrepCommunities we have researched already. 

We all agreed that time is running out, much needs to be done, dead weight needs to be removed and more active and present members be found to get the work done.  The ideal number people we need to have is no less than 8 people and no more than 12 to 14 people; based on the size of land and work that needs to be accomplished.  Most of the plans for the efficient use of the property he has drawn up and he is open to amendments.  Funds would be pooled to find the best place to drill a well, have the well drilled, tanks put in, water lines and a wind engine in place to pump the water.

Yes that means putting your money where your mouth is as well as sweat equity for survival.  It’s a lot of work yes.  It can be done with many hands, hearts, minds and will.  I would like to speak with anyone who is serious about getting to work and have any of these skills:

Greenhouses, alternative building, carpentry, nursing, homeopathy, first aid, weaving, sewing, animal husbandry, civil engineering or farming….

Contact me so we can set a time and date and place to get on to developing the CG NOW.  This gentleman we met and his family, have already committed everything to getting started.    It will be the difference between just barely surviving or surviving with a great quality of life, support and protection. Let’s see if we can get it together for all of us who see the need.

Is there an Arizona Community for Survivalist’s or preparedness minded folks? I would really appreciate any feedback on close communities.
